Building Inspections
This can be a detailed survey, both in the extent of
inspection and detail of the report.
- An appraisal of the form and materials of construction
- A technical analysis of significant defects revealed and
guidance on appropriate further actions
- Identification of less significant defects, general
disrepair and shortcomings in the physical condition,
maintenance and design of the building.
Typically, our Full Building Surveys will include inspections
of roofs (internally & externally), walls (internally &
externally), floors, windows and doors, chimney stacks and
parapets, ceilings, mains services, central heating, sanitary
goods, decorations, garages and outbuildings, grounds and
boundaries, along with any defects such as dampness, structural
damage, timber decay, etc.
Schedule of Condition
A Schedule of Condition is normally implemented when tenants
are required to record the condition of a property prior to
taking up a lease.
The schedule will identify defects, or shortcomings in the
building and services that they wish to have recorded in writing
and with photographs, prior to taking up a lease.
In many cases, the repairing liabilities of the tenant are
limited to maintaining the building in its present condition. In
order for this to have effect, it is essential that the
condition at the commencement of the lease is fully recorded in
sufficient detail so that it can be checked and compared at the
end of the lease.
Any Schedule of Condition prepared by an incoming tenant should
be formally agreed by both parties and appended to the lease
documentation at the outset if it is to be considered for
dilapidation purposes, during or at the end of the lease.
Schedules of Condition are also often used to record the
condition of a property or structure prior to significant
construction or engineering work taking place nearby. They often
closely relate to Party Wall Work and normally take the form of
descriptive text supported by photographs. |
